If we can nail it down we use (prefinished) hardwood. If we have to glue it down (on slab) we use engineered. You can certainly use engineered in any application whether nail down, glue down, or even floating. There really aren't many compelling reasons to use solid anymore beyond prestige and the fact that is has zero chemical emissions. Engineered can be refinished just like solid, as long as the top veneer is think enough. If you plan to be in your house long enough to refinish the floor, use an engineered with a 3mm+ top veneer.

You can clean hardwood floors without damaging it by first cleaning it like you would clean on tiles. Sweep up the floor for trash and then use a bucket and mop it clean and dry.
Depending on how deep the stains on your hardwood floors. If you have a stain that is recent, you may be able to clean the floor with hardwood strip cleaner, if not then you may have to restrip the floor.
Upright Vaccuums clean better on carpetted floors and Cannisters work better on hard wood and tiled floors. Upright vaccuums don't work good on hardwood floors, but cannisters are excellent on hardwood floors.
